This review is from: Profit by investing in real estate tax liens: earn safe, secure, fixed & Returns Every Time (Paperback) This book gives an excellent description of the nuts and bolts of the tax on the purchase of certificates, with great emphasis on my own state of Florida. Unfortunately, I learned this week to attend a local auction that it is extremely difficult for the average investor to compete with institutions in the purchase of certificates, and even less to get what it is larger than the absolute minimum rate of return available.
  After reading this book, I attended the first day of my own county auction high hopes. Unfortunately, I discovered that there were about 125 or so other people attending it. In our country the maximum interest rate is 18% and bids can go down to 0. 25%, with the law providing that, when redeemed, the purchaser is always paid at a rate of 5%. At our auction each time a certificate was provided, at least half of those present would immediately raise their cards and shouting their willingness to accept the absolute minimum of 0. 25%. Frankly, I did not know how the auctioneer is entitled to determine which of 50 or that people actually have the offer first, but I see that many of those licenses appeared to have been awarded to those sitting in the seats closer to the auctioneer.
  After returning home in total disgust, I decided to review the results of the day online. I discovered that only in the first hour, about 100 buyers were awarded certificates. It can be assumed that there was equitable distribution of licenses available for all those who had been present. However, when examining the sending of 100 different addresses of buyers, I discovered that 70 of them share only six or seven different addresses. Each of the entities sharing the six or seven addresses sent 15 people to bid on their behalf. You do the math and you can see that only an individual has little chance of obtaining a certificate, even in such a scenario, without ever forgetting a rate of return higher than the bare minimum. The procedure that I attended little justification for being called an "auction" and it does not seem right.

LOFTIS descriptions of how to bid successfully on the link / act of auctions is a very useful document, as well as his description of how to calculate the rate of return.
  However, the book has an overabundance of photos of LOFTIS several auctions, photos and links LOFTIS successfully acts on offer, and photographs of houses with links and acts as LOFTIS successfully bid . The section on how tax liens and deeds are better investments than stocks and bonds is far too "rah rah".
  LOFTIS Although a lot of good guidance on how to bid successfully tax liens / deeds, the biggest problem is that banks and deep pockets investors already know the "secret" of the tax lien / d act invest. If you go to an auction, you're likely to see many people working for the same bank or group of investors. That is why it is very difficult for a small investor to compete in auctions.
  This book is one of the best in the explanation of every day in terms of concepts and principles, tax liens and tax deeds. It lacks, however, is twofold: 1) the large number of images of cheese, and 2) the fact that in most auctions, an investor is very likely to be outmatched and outbid by banks and professional investors groups.

This review is from: Profit investing in real estate tax liens: earn safe, secure, fixed & Returns Every Time (Paperback) Without doubt, it's the best book on the two tax liens and tax acts on the market. Two things are clear from this book. First, it does not work in most states. I was able to buy all the links (last year at rates of 15-17% in Florida) and acts. Using the techniques illustrated in the book, I was able to compete effectively against the so-called "institutional" investors. M. LOFTIS learn to invest in their "shortcomings", and how to get where they are not. (On that note, I recently saw an article in the Wall Street Journal Real Estate Journal online have mentioned that 24% in Iowa, 18% in DC, and 16% in Arizona. They also mentioned a guy who made a killing of the tax act of seizures). Secondly, it is clear that this book LOFTIS really knows her business and has tons of examples in his book (it is not enough to make academic research or try to coax you into going to a seminar or expensive " boot camp "). I have read many books and real estate nearly half of them are really ads for their participation in seminars. Refreshingly, this book is not an advertisement – it just tells you how to do it. How good.
